Collection
Park homes with a hot tub
Every home in this collection has its own hot tub on its own deck — not a shared spa, and not a facility you book a slot in. The tub is part of the home you rent, it is emptied, cleaned and refilled between stays, and it is included in the nightly price with nothing added at the park.

Prices are the lowest nightly rate for each home. For your own dates, search with the calendar and the whole price is shown before you go any further.
A hot tub is the single most searched-for thing on a park home, and it is also the one most often fudged. Some parks count a spa in the leisure building. Some let the home with a tub that is switched off out of season. Some charge for it on arrival.
So the rule here is simple: if a home appears on this page, the tub is on the deck of that home, it is yours alone for the stay, and its cost is already in the figure you see.
Is the hot tub included in the price?
Yes. The nightly rate covers the home, the changeover clean, linen and towels, parking, wifi and the hot tub. The tub is drained, sanitised and refilled between every stay, which is why there is no separate charge and no deposit against it.
The price panel on each listing itemises everything before you reach a payment page: the nightly rate for your actual dates, the clean, the dog fee if you are bringing one, and any length-of-stay discount. There are no resort fees and no booking fees.
Is the tub ready when we arrive?
It is filled and up to temperature for the start of your arrival window, so you can be in it the first evening. A tub refilled from cold takes several hours to reach temperature, which is the real reason some parks ask you to give notice — ours are filled as part of the changeover instead.
If you arrive and something is wrong with it, the person who answers the park telephone is the person who maintains it. That is the practical difference between booking with a park and booking through an agency.
Can we use it in winter?
Yes. All three trading parks hold twelve-month consent, the homes are built to BS3632 with full insulation and gas central heating, and the tubs run all year. February is arguably when a hot tub earns its keep.
Some park facilities are seasonal and each park page says which. The hot tub on your own deck is not one of them.
Which parks have them?
Marwell Court in Hampshire has the most, on the central and lakeside terraces. Beechwood Park in Derbyshire has the one with the view, set to face west over the hills. Mill Park in Devon has them on the water end of the decks.
Park pages carry the facilities, the arrival times and the local list the park team keeps — pubs, supermarkets, the station. It is worth reading the park before choosing the home.
Questions people ask
Is the hot tub private or shared?
+
Private. It stands on the deck of the home you have booked and nobody else has access to it during your stay. None of the homes on this page relies on a shared spa.
How often is the hot tub cleaned?
+
Between every stay. It is drained, the surfaces and filters are cleaned, and it is refilled with fresh water and brought up to temperature before the next arrival. Chemical levels are checked daily while a home is occupied.
Can we bring a dog to a home with a hot tub?
+
At most of them, yes, up to two dogs, with a fee per stay shown on the listing before you book. Dogs are not allowed in the tub, which is the only rule anybody minds about. One home on this page is adults-only and dog-free, and says so plainly.
Is there an extra charge or deposit for the hot tub?
+
No. No surcharge, no key deposit, no damage deposit. The price you are shown is the price taken.
Are hot tubs available on every home?
+
No, and we would rather say so than imply otherwise. Six of the homes currently taking bookings have one. The rest are listed without, at lower prices, and the listing never suggests a tub it does not have.
