Prices are the lowest nightly rate for each home. For your own dates, search with the calendar and the whole price is shown before you go any further.

A nightly rate on a holiday website is usually a down payment on a larger number. The clean appears at the checkout, a service charge appears under it, and the figure you first saw turns out to have been an advertisement rather than a price.

The number on this page is the price. It is worth saying plainly, because the competitive comparison people actually make is between a £99 lodge that costs £150 and a £116 home that costs £116.

What is included at this price?

The home for the night, the changeover clean, bed linen made up, towels, parking for two cars, and full-fibre wifi. Gas, electricity and water are included rather than metered.

What is not included: a dog, charged per stay where a home takes one, and that is the entire list. It appears in the breakdown as soon as you tell the search a dog is coming.

When are the cheapest dates?

Midweek outside the school holidays, and November to March excluding Christmas and New Year. The calendar shows the real rate for every individual date rather than a season band, so the cheap weeks are visible rather than something you have to deduce.

Longer stays carry a length-of-stay discount that applies automatically. Seven nights is usually better value per night than two separate long weekends, and the panel shows the difference.

Are the cheaper homes the worse homes?

They are the smaller ones, and some have no hot tub. They are not older, and they are not finished to a lower standard: every home on these parks is built to BS3632 with gas central heating and a ten-year structural warranty, and all of them are cleaned by the same team to the same specification.

The two-bedroom home on the woodland edge at Beechwood is the most affordable way onto that park and shares its view with homes costing half again as much.

Is a deposit required?

Twenty-five per cent at booking, the balance taken before arrival. Cancellation is free up to twenty-eight days before you travel with the deposit refunded in full; after that the deposit is kept but the balance is not taken; inside seven days the full amount stands.

The cancellation cost is stated on the screen before you cancel, not discovered afterwards.

Questions people ask

What is the cheapest park home you let?

+

A two-bedroom home at Mill Park in Devon, from £103 a night, sleeping four. It is the lowest real price on the portfolio and there is no cheaper home hidden behind a date restriction.

Are there booking fees or card fees?

+

No. No booking fee, no card surcharge, no resort fee, no cleaning fee. The deposit and the balance together come to the figure quoted at the point of booking.

Is the cleaning charge extra?

+

No. The changeover clean is in the nightly rate. It is itemised in the breakdown at zero so you can see it has been accounted for rather than wonder.

Do prices rise at weekends?

+

Yes, and the calendar shows it rather than averaging it away. Friday and Saturday nights carry an uplift on most homes; the quoted total reflects the actual nights you have chosen.

Is it cheaper to book direct?

+

It is never more expensive. These homes also appear on Booking.com, Hoseasons and Pitchup, and those channels take a commission from the park rather than adding to your price. Booking here means the park keeps it and the people you deal with are the people who hold the keys.
